Welcome to Aspen Leaf Village
Aspen Leaf Village (ALV) was built in the early 1980’s when Cuchara Mountain Resort began operating a ski resort comprised of private and leased national forest lands. The ski resort has changed owners over the years, and is currently not in operation. The Village of Cuchara and the nearby town of La Veta both offer restaurants, hotels, and amenities based on seasonal demand.
When ALV was first constructed the interior of each unit consisted of a living/kitchen/dining area, two bedrooms, one full bathroom, and a fireplace. The gross living area per unit is 770 square feet, which includes a front and rear deck for each unit. The interior comprises 620 square feet, and many owners have remodeled the interior of their units significantly. The exterior of all buildings and the common grounds are maintained by the Aspen Leaf Village Home Owners Association, governed by a volunteer board. The association is managed on a daily basis by a contracted professional. All the grounds and building exteriors are maintained in such a manner as to ensure uniformity throughout the community. Individual owner modifications beyond the interior of each unit are prohibited, except where approved by the Association Board. A set of covenants and by-laws outline the management procedures of the Board of Directors. Those documents are also posted on this website. Our HOA dues are $900 per quarter.
ALV consists of fifteen (15) buildings situated at approximately 1000 feet above and one mile from Colorado State Route 12 just south of the small community of Cuchara, Colorado. Each building has four (4) units with two (2) lower and two (2) upper units, for a total of sixty (60) units.
ALV is accessed from CO 12 (Highway of Legends) via a county road which ends at the trailhead of Bakers Creek Trail in the San Isabel National Forest. Aspen Leaf Village is located adjacent to the National Forest and provides easy access to hiking and other activities within the forest year around.
Should you be interested in becoming a member of our small community, you will find a relatively quiet and peaceful environment with an abundance of wildlife and plant flora. A truly relaxing way to leave it all behind when you want to get away for a few days or months at a time. If you are looking for a more active lifestyle while here, then fishing, hunting, exploring, mountain biking, four wheeling, sightseeing and a myriad of other activities can be accessed within easy reach. Some units are available for seasonal rentals by their owners, either directly or through their rental agents. The county road is plowed as needed during the winter and the Association plows the compound parking lots, so year around access to the Village is possible. However, the Village sits at 9000+ feet above sea level, so four-wheel drive and/or tire chains are recommended during the winter.
